The maximum number of people that may sleep in the villa is twelve. Violation of this maximum number may be grounds for an immediate eviction. In these circumstances no refund will be given. No all male parties or parties of guests who are all under the age of 21 will be accepted. No pets accepted. For the comfort of guests our house is a non-smoking home, however smoking is permitted outside on the patio area.

Florida has a sub-tropical climate and care must be taken with food that is left uncovered. Apart from spoiling and contaminating food left uncovered can attract insects very quickly. Any added costs for pest control services incurred from lack of care in this may be passed to the guest.

The Guest, his/her group and his/her visitors shall comply with and abide by all the existing and reasonable future rules and regulations governing the use and occupancy of the villa and any common areas in connection with them. The Guest and his/her group hereby expressly acknowledge that failure to abide by any rules and regulations pertaining to the villa or its common areas or failure to observe any Federal, State, or Local Law or Ordinance may be grounds for immediate expedited eviction with no refund of rents. Fire alarms are situated around the entire villa. Any tampering of these alarms will result in a deduction of £30 ($50) from your security deposit. All bed linen and towels are provided for your needs. No toilet tissue or cleaning products are provided.

In addition to any rental fee, you are required to pay and we will hold a Security Deposit of £200 ($300.00). At the end of the Rental Period we will inspect the villa. If the inspection is satisfactory, and you have paid a check for the security deposit it will be returned to you, if you have paid in cash (or by credit to our bank) you will have it returned by check. We expect that you will leave the villa undamaged with all inventory items present and intact and the villa in a clean and sanitary condition. If unusual cleaning is required, if items in the Inventory are to be replaced or repairs made, or if keys are lost or not left in the key box upon departure we will do the work and deduct these charges from the security deposit. We retain the right to retain the security deposit (either in part or full) to cover breakages, damage or non-return of the keys. Receipts for repairs/replacements will be provided in the unlikely event that such retention of the security deposit is required. We reserve the right to pursue a guest for recompense for any and all damages caused which may exceed the value of the security deposit within 14 days of being served notice of this.

The security deposit will be charged against following:- Damage to property, stained carpets or bedding and or missing linen and towels. Any damage to walls and or doors. Any missing inventory items from the home. Excessive cleaning or garbage left behind. Failure to return the key to the key box upon departure. Any damage to equipment.

A written cancellation notice received before the 60th day before the first day of the Rental Period will result in the loss of the reservation deposit. If a written cancellation notice is received between receipt of the balance and the 31st day before the first day of the Rental Period, we will refund up to 50% of the Grand Total of the rental costs, depending on whether or not we are able to rent out the time. Any such refund will be made within 30 days of the end date of the Rental period. The Singletons will not be held responsible for any loss of personal property or and personal injury claims during your stay.

The Singletons, the owners of the property, will not be held responsible for any unnatural, natural or acts of God that may occur and result in loss of personal property, personal injury during your stay. The owners (or American Homes Rental & Management our management company) do not accept liability for any injury as a result of the use of the swimming pool during your stay. It is a Florida Law requirement that children under the age of 10 years are supervised by an adult in the pool or on the deck area at all times. Any injury or injuries caused by failure to abide by this rule, American Homes Rental & Management or the owner of the property will not be held responsible.
